Why Choose a Home with a Legal Income Suite?

Extra Income

When your home includes an income property and you can find and prove you have a renter, lenders will include the future rent payments as income when calculating your debt servicing ratios and determining whether or not you qualify for the home. This extra income allows you to qualify for a bigger or nicer home now, allows you to pay off your mortgage sooner or you can use the extra cash flow for whatever you want!

Return on Investment

The math works when investing in income properties. Today’s landlords are borrowing at historically low interest rates of around 2% and then renting properties with returns after cost of around 5%. Landlords make the spread between borrowing and income TIMES not just their investment but the money they borrow. Positive cash flow in real estate with leverage will deliver great returns for investors.

Build Equity Faster

When your home includes an income suite, you are essentially enjoying the benefit of someone else paying (or at least contributing towards) your mortgage! When the time comes to sell, you will have paid down more of your mortgage than you would have in a suite-less home.
